Over 95% of our land development and construction activity has been with
"at-risk" dollars. Therefore we treat each and every obligation as if
"we own it ourselves." Our efficiencies allow us to be much more
flexible and market reactive, giving us the ability to adjust to rapidly
changing economic conditions. Throughout our long tenure we have had no
bankruptcies or problems with credit, weathering downturns in the market
with our ability to always think "outside the box."
